Frequently Asked Questions & Additional Information

CHILDREN: Due to the historic designation of the home and as a courtesy to other guests, children 8 years old and older are allowed to stay when accompanied by an adult. We cannot accomodate children 7 years old and under the age of 7 years old. The minimum guest age to stay, without the accompaniment of an adult, is 21 years old.

If you need accommodations for children under the age of 7 years old and their family, we recommend Fly Me to the McKinney Moon VRBO located a few blocks from us.

PARKING: We have a parking lot on the back of the property. No street parking is permitted. We do not allow parking for guests not staying over night with us, nor do we allow cars to be left at the estate before check-in or after check-out.

POOL: Our pool is open year round and is not heated. We do not have a hot tub. Like all exterior pools, our pool is effected by significant weather events - especially in the spring and fall storm season in North Texas. There may be times, especially after a significant storm that the pool will be effected with debris. This is the natural life cycle of a pool. We do our best to get the pool cleaned up - but understand that acts of God and damaging weather can impact our pool in the moment and subsequently post significant weather events. We ask for your understanding and grace as the safety of our guests and property are of utmost importance during and after significant weather events.

ALCOHOL: We allow you to bring alcohol for you to enjoy while you stay with us. We provide glass/plastic ware, ice, and some standard mixers. Please be mindful that glass is not permitted on the porches or by the pool. We have a mini fridge in the main 1st floor living room, should you need to chill your beverages.

Any guests not respecting other guests, The Neathery Estate, and/or the Historic District Neighborhood and neighbors, are subjected to being asked to vacate the property at the discretion of the innkeeper.

PETS/ANIMALS: We do not allow pets/animals of any species on our exterior property or inside The Neathery Estate at anytime and for any reason. Attempting to conceal an animal during your stay with us will result in a $500.00 fine and an immediate end to the current and any future reservations with no refund. Should you need to board your pet/animal during your stay with us, we recommend Fetch Me Later in McKinney, TX.

SERVICE ANIMALS: We are happy to accommodate guests who need a service animals assistance. Please let the innkeeper know before making your reservation if you will need to bring a service animal with you during your stay.

KITCHEN ACCESS: Our city permits do not allow guest access to our kitchen facilities at anytime and/or under any circumstances. We have a shared mini fridge and ice machine on our 1st floor for guest use.

If you will be needing access to a kitchen during your stay in McKinney, we recommend Fly Me to the McKinney Moon VRBO located a few blocks from us.

ADDITIONAL GUESTS: For the safety and security of our guests, The Neathery Estate, and to maintain the historic integrity of our neighborhood, only checked in guests listed on the reservation are allowed on property at anytime. For groups and whole house bookings, this rule also applies. For groups and whole house bookings, the innkeeper will need the first and last names of all guests for the reservation, at least 48 hours in advance to your scheduled check-in time.

Any guests not respecting other guests, The Neathery Estate, and/or the Historic District Neighborhood and neighbors, are subjected to being asked to vacate the property at the discretion of the innkeeper.

BOOKING: Payment is due in full at the time of booking to confirm your reservation. We do not hold or block rooms without payment in full.

GIFT CERTIFICATE REDEMPTION: If you are paying for your reservation with a gift certificate, this is considered a final sale reservation. We cannot rebook, refund, or reissue a reservation that is booked with a gift certificate under any circumstances.

We have the following black out dates for gift certificate redemption, where gift certificates cannot be used to book a reservation. All holidays listed include the 3 days before and the 3 days after the official holiday date: New Years Eve, Valentine’s Day, Memorial Day, 4th of July, Labor Day, Historic Downtown McKinney’s Oktober Fest Weekend, Halloween, Thanksgiving and Christmas.

CANCELATION POLICY:

  • If you need to cancel before 45 days prior to check-in, you can choose to receive a 50% refund either/or you can receive the full amount on a gift certificate to be used within 1 year of the day you canceled.

  • Within 45 - 3 days of your check-in date, you will be issued a gift certificate in the full amount, to be used within 1 year of the day you canceled.

  • Reservations canceled within 48hrs of check-in are non refundable.

  • If you cancel on the day of check-in, past your scheduled check-in time (Standard 3:00PM CST check-in time - or earlier based on what your reservation is booked for) - your reservation is non refundable (as stated above) and you will be charged a $75.00 cancelation fee - as this suite will sit empty, unable to be rebooked.

  • Our gift certificates are transferable, so you may choose to give them as a gift if necessary.

GIVEAWAYS & CONTEST WINNERS: We reserve the right to withhold certain suites and dates for our giveaways and contest winners.
